Renting in Krakow: 2026 Rents by District

If you are renting an apartment in Krakow in autumn 2026, budget 1,200–1,800 PLN for a room in a shared flat and 2,200–2,700 PLN for a studio. One-bedroom flats run 2,800–3,600 PLN, two-bedroom can cost 3,200–4,800 PLN, before utilities. These are asking prices from listing data published between January and September 2026, and they match our own cost of living in Krakow check from March 2026.
How much does a flat in Krakow cost in 2026?
Polish listings count rooms, not bedrooms. A "2-pokojowe" flat is a living room plus one bedroom; the table uses the English meaning.

Add a building administration fee (czynsz administracyjny) of roughly 350–700 PLN and 250–400 PLN in utilities, so 20 to 35 percent above the advertised figure.
The central premium is smaller than most people expect at these sizes. In Stare Miasto and Kazimierz a studio asks about 2,250–2,460 PLN against 2,220 citywide, and a one-bedroom about 3,100–3,180 PLN against 2,800. Only at two bedrooms does the gap open up, to roughly 4,180–4,600 PLN against about 3,500 citywide (znajdznajem.pl and PolandRent, September 2026; Otodom's average for 60–89 m² is around 4,200).
Asking rents eased slightly through the first half of 2026 (Otodom), and one aggregator expects studios to ask 20 to 25 percent more in September and October than in June or July (znajdznajem). If you can choose, sign in July or in November.
Which districts have the lowest rent?

Stare Podgórze sits directly across the river from Kazimierz. It is part of the wider Podgórze district, which is how both the rent data and the map group it.
The money that rents a studio in Kazimierz rents a one-bedroom flat in Prądnik or Czyżyny, 15–20 minutes from the centre by tram. Nowa Huta has the lowest rent and, our clients tell us, is the most underrated. There are few houses to rent inside the city.
Where to search
Otodom leans towards agency listings, OLX towards private ones, including rooms. Both have a private-listings filter; use it to see landlords only. Facebook groups help for rooms and short notice, but nobody vets them. Airbnb and Booking.com are for your first weeks only: a booking confirmation is not a legal title to the premises and will not register you at an address.
Should you use an estate agent?
You do not have to. An agent earns their fee when you are searching from abroad or want someone to read the Polish contract with you. The norm is 50–100 percent of one month's rent plus 23 percent VAT, usually paid by the tenant when the agent found the flat for them. Agree who pays before the viewing, in writing, and ask for the agency's professional liability insurance (OC pośrednika), compulsory under Article 181 of the Real Estate Management Act.
Which lease will a landlord offer you?
Residential leases fall under the Act on the Protection of Tenants' Rights of 21 June 2001. Foreign tenants are usually offered the second form below, because it removes the eviction trial if a tenant stops paying.

The move-out declaration is sworn before a notary and costs at most 480.60 PLN net in 2026, so 400–700 PLN once VAT and copies are added; who pays is negotiable. The fallback address is the flat you could move to if you were evicted, and it is what traps new arrivals: in practice it has to be in Poland, because a Polish bailiff cannot enforce abroad. A Polish friend or colleague who owns their flat works, as does an employer that holds staff housing. If you later lose that address, you have 21 days to name another one or the landlord can end the lease on seven days' notice. Landlords who let flats as a business may offer a najem instytucjonalny instead, which needs no fallback address.
Ask for a bilingual contract either way. The Polish text normally prevails, so have the deposit and notice clauses translated before you sign.
How does your lease affect your residence permit?
Register at your address (meldunek) within 30 days if you are an EU, EEA or Swiss citizen or the family member of one, and within 4 days if you are not; stays of 30 days or less are exempt. The rental agreement is the legal title you show, and the owner signs the form to confirm you live there. Every temporary residence application filed through MOS then asks for proof of accommodation: a registration certificate, a rental agreement, a loan-for-use agreement (umowa użyczenia) or a declaration from the person entitled to the flat. The offices we deal with expect it to show your name, the address and the period it covers.
Where it goes wrong, in our experience: a lease that expires before the decision (the Office for Foreigners' figure for Małopolska was 249 days per decided case for decisions issued between January and September 2026; our own cases currently run about eight months), a lease in a flatmate's name only, or an owner who will not sign the meldunek form. Each produces a request for supplementary documents with a 14-day deadline. If you expect to apply for a temporary residence permit within the year, take a lease of at least 12 months, name every adult applicant on it, and register as soon as you move in. EU citizens have a separate, lighter registration procedure.
How do you avoid rental scams?
The patterns Kraków police and local media describe are consistent: an owner "abroad" who will courier the keys once you send a deposit, a fake agency charging 200–600 PLN for a "list of addresses", listings built from photos stolen from Airbnb or Booking.com, and a request for a photo of your passport "to reserve the flat".
Never pay before you have stood in the flat. Check the owner's ID against the land register (księga wieczysta), free to search online. Do not pay a viewing fee; that is not a thing in Krakow. Be wary of a price 30 percent under the district figures above and of pressure to decide today. Pay the deposit by bank transfer to an account in the landlord's name, and have it written into the contract.
